The National Association of Realtors® Seniors Real Estate Specialist® (SRES®) designation is for REALTORS® who want to be able to meet the special needs of older customers when selling, buying, relocating, or refinancing residential or investment properties. Through earning the SRES® designation, REALTORS® are prepared to approach mature clients with the best options and information when assisting them in making life-changing decisions.
Through the SRES® designation course, REALTORS® will expand their knowledge, understanding and gain empathy for real estate clients and customers aged 50 and above.
Specifically, the course teaches:
- The key differences in housing options including age-restricted communities to assisted living
- How to utilize applications of the Housing for Older Persons Act (HOPA)
- The ins and outs of reverse mortgages
- How to use pensions, 401K accounts, and IRAs in real estate transactions
- The ways in which Medicare, Medicaid, and Social Security affect real estate decisions of clients over 50
- How to recognize and protect clients from mortgage, finance, and loan schemes that target borrowers ages 50+
The Seniors Real Estate Specialist® (SRES®) designation is the only one of its kind recognized by the National Association of REALTORS®.

To obtain the SRES® designation:
Candidates must successfully complete the two-day Seniors Real Estate Specialist® course in person or online. For the online course only, candidates need to pass the exam with a score of 80% or higher. The exam is also required by some states for continuing education (CE) credit.
Candidates must also be in good standing with NAR and their local REALTOR® association. In addition, they need to be in good standing in the SRES® Council.
The cost of the in-person course at NEFAR is $150 for NEFAR members and $175 for non-members. The price of NAR’s online course is $295.
SRES® Council annual dues run $99 per year with the first full year free.
A 10% discount is available through NAR’s REALTOR Benefits® Program for those desiring to take NAR’s online course. The SRES® Council has partnered with the REALTOR Benefits® Program to offer NAR members a 10% discount, which is delivered online through the Center for REALTOR® Development.
