NEFAR Announces September 2009 Real Estate Housing Statistics
Closed sales up nearly 12 percent from Sept. 2008, pending sales up almost 61 percent, prices remain soft. 
 
JACKSONVILLE, Fla. - The Northeast Florida Association of Realtors (NEFAR) announces real estate market statistics for September 2009.

Continuing an upward momentum for the past several months, pending sales were through the roof at a nearly 61 percent increase (1,628 versus 1,015) over September 2008. The huge spike is attributed to first-time home buyers rushing to take advantage of the $8,000 tax credit, in combination with low interest rates and excellent affordability. September's pending sales even topped the August increase of 47.8; remarkable considering that September typically means a drop-off in sales as the school year begins.

Closed sales for September were also up, nearly 12 percent over September 2008. While foreclosures and short sales continue to slow the market overall, the increase in both pending and closed sales show definite positive upticks. 

Prices remain soft, with a September median price of $145,000, a 15.4 decrease from a year ago. The average price of $175,849 is 18.5 percent less than a year ago.
