NEFAR Announces April 2009 Housing Sales Statistics
Real estate market shows some signs of a turnaround.

JACKSONVILLE, FL - The Northeast Florida Association of Realtors (NEFAR) announces real estate market statistics for April 2009.

April statistics for northeast Florida's housing market showed small signs that a market turnaround may be underway. First, the 2,730 figure for new listings during the month was 23.1 percent less than the 3,551 new listings posted during April 2008. This is good news for an oversupplied northeast Florida housing market. In addition, pending sales also showed some momentum, with 1,525 pending sales for April 2009 compared to 1,328 in April 2008.

Average and median sale prices are still on the decline, sending the Housing Affordability Index figure to 169; up from 129 a year ago.

These figures, along with many others, are included in the FREE April 2009 statistics package available on the Newsroom | Market Stats tab of www.NEFAR.com. The monthly report includes a 15-page summary of real estate activity for NEFAR's entire service area plus *partial information for St. Johns County and Nassau County. Following the summary information is Local Market Updates for 28 submarkets within the region.

The Northeast Florida Association of Realtors is headquartered in Jacksonville with satellite service centers in Orange Park, Jacksonville Beach and Palatka. NEFAR is the largest professional/trade association in northeast Florida, serving more than 5,500 Realtor and affiliate/business partner members in Duval, Clay, Putnam and St. Johns counties. All statistics in NEFAR's market and foreclosure/short sale reports are based on data compiled from NEFAR's wholly owned subsidiary, the Northeast Florida Multiple Listing Service (NEFMLS).

* As all Nassau and St. Johns County Realtors are not participants of the NEFMLS; reports provided do not represent the full extent of Realtor sales in those counties.
