December 2013 Housing Sales Results and 2013 Annual Housing Report Available
2013 finishes strong: 21.7 percent increase in closed sales over 2012; $153,400 median price for 2013 is 15.3 higher than 2012; homes selling in average of 88 days.

JACKSONVILLE, Fla. - December 2013 monthly results and a 2013 Annual Report covering real estate sales and activity is now available from the Northeast Florida Association of Realtors on NEFAR.com. Except where otherwise indicated, statistics reflect combined results for single-family residential and condominium properties.

December highlights:
• There were 1,840 closed sales; a 7.7 percent increase year over year.
• Pending sales topped out at 1,799; a 26 percent increase over December 2012.
• 2,080 new listings hit the market; 26.1 more than the prior December.
• Sellers on average received 92.9 percent of their original list price.
• There were 13.5 percent of properties that sold for more than the list price.
• Inventory continued to decline, dropping 7.9 percent from a year ago to reach 8,767 properties.
• The share of sales activity that was due to lender mediated properties was 36.2; down from 42.7 a year ago.

2013 Annual Report highlights:
• Inventory of for sale properties continues to drop, decreasing 7.9 percent from 9,515 year end 2012 to 8,767 year end 2013.
• Closed sales in 2013 reached 21,883; a healthy 21.7 percent increase over the 17,974 sales in 2012.
• Median sales price for the year came in at $153,400; 15.3 percent more than the 2012 median of $133,000.
• Homes changed hands quickly during 2013, averaging just 88 days on market until sale; a 20.7 percent reduction from 111 days in 2012.
• Single family detached homes sold in an average of 89 days while condos and townhomes sold in an average of 80 days.
• The five areas that experienced the greatest upticks in median sales price (by percentage) from 2012 to 2013 are St. Johns County Southwest (61.3 %); Atlantic Beach (21.7%); Springfield/Downtown/Paxon/Trout River South (21.4%); Arlington/Fort Caroline (20.3%); and Riverside/Avondale/Ortega (17.5%).

2014 NEFAR President Linda McMorrow says, "The $153,400 median home price for 2013 marked a five year high and 21,883 closed sales was the largest number of sales since 2006. Low inventory has spurred rising prices, which in turn equates to more homeowners seeing the equity in their homes increase. Northeast Florida’s housing market is markedly stronger than a year ago."
