September 2014 Housing Stats Include Changes to Regions and Areas
Sellers listed 2,754 homes and buyers closed on 1,997 in an average of 83 days. Uptick in median sales price to $164,900.

JACKSONVILLE, Fla. - September 2014 housing sales reports are now posted by the Northeast Florida Association of Realtors on NEFAR.com. Except where otherwise indicated, statistics reflect combined results for single-family residential and condominium properties.

The September reports were significantly delayed to make modifications correlating to Sept. 1 changes in the Northeast Florida Multiple Listing Service (NEFMLS), from which the raw data is extracted. Area growth necessitated realignment and addition of new regions and areas; affecting the Jacksonville Southside, St. Johns County, and Nocatee areas. Here is a summary of the changes:

• Region 02 - Southside Area 028 in Region 02 has been renamed Bayard. A new Area has been added to Region 02; Area 029, Nocatee (Duval County).
• Region 25 - This region has been renamed NE St. Johns County - Ponte Vedra Beach North. A new Area has been added to Region 25; Area 253, Dixie Landing / Pablo Creek (St. Johns County).
• Region 26 - This region has been renamed Ponte Vedra Bch. / S. Ponte Vedra Bch. / Vilano Beach / Palm Valley. A new Area has been added to Region 26; Area 266, Vilano Beach.
• Region 27 - Ponte Vedra / Nocatee (St. Johns County) Formerly Area 265, this new Region includes two new Areas; Area 271 is Nocatee North and Area 272 is Nocatee South.

Despite the delay in the September reports, subsequent monthly reports will be available as regularly scheduled, with October reports to be available and posted tomorrow.

September's sales picture differed very little from August. Closed sales finished the month at 1,997; one more than August's 1,996. Median sales price did pick up a little steam, coming in at $164,900 versus August’s $158,500 median.

Pending sales reached 2,066, up 21.2 percent from a year ago and a 9.8 percent increase year to date; down slightly from August’s 2,305 pendings.

Days on market remained at 83; the same as August and little changed from 80 days a year ago.

Sellers in September added 2,754 homes to the market; a small variance from August when 2,759 new listings were added.

Inventory of homes in September grew to 10,146; a 5.7 percent decrease from a year ago but up a bit from the 9,758 inventory in August. Months’ supply of homes for sale is at 5.1 (considered a balanced market).

Competition for homes is still in play and 12.5 percent of all sales in September were for more than the original listed price.

2014 NEFAR President Linda McMorrow says, "More sellers are listing homes after realizing increasing equity due to a stronger market with rallying sales prices. Buyers are still displaying strong interest also so there are no major pendulum swings in either direction."
