Northeast Florida June Housing Sales Likely HIghest Ever For Region
June closed sales hit 2,587 following three strong months of 2,200+ closed sales per month. 94.5 percent of sellers seeing original list price met on sale. Median sales price $183,590.

JACKSONVILLE, Fla. - June 2015 housing sales reports are now posted by the Northeast Florida Association of Realtors on NEFAR.com. Except where otherwise indicated, statistics reflect combined results for single-family residential and condominium properties.

Summer heat was nowhere more apparent than June's hot housing market in Northeast Florida. Strong spring housing sales of more than 2,200 per month in March, April, and May surged upward in June to reach 2,587; 13.3 more than June 2014 and what appears to be the highest number of closed sales on record for Northeast Florida.

Pending sales also spiked up 31.8 percent from a year ago to reach 2,779.

Median sales price tracked up as well, coming in at $183,590 for the month. This is a 9.3 percent increase from a year ago and an 8.3 percent increase year to date.

Sellers realized good returns with 94.5 percent of sales being made at the original listing price.

Despite 3,455 new listings being added to the market, a low inventory of 9,667 ended the month, equating to 4.4 months of supply.

Home sold in an average of 81 days.

NEFAR President Sally Suslak said, "To say June sales were hot is an understatement. The month was incredibly busy for NEFAR members, but the final tally is higher than we imagined. Our monthly records extend back through 2001, and 2,587 is the largest number of closed sales for any month in that range. We believe June 2015's sales are our largest ever for a single month."
